Getting started in 60 seconds

You don't have to use commands - SENTINEL understands natural language. But if you know what you want, commands are faster:

Tips from the field

• Skip the commands when you're in a rush. "How's Ballard?" works. "Pull the comps on 14523 Maple" works.
• After CALLED [name], reply with your notes. SENTINEL extracts FORD data (Family, Occupation, Recreation, Dreams) automatically.
• Screenshot responses. Hand them directly to your seller. Every response is formatted for that.
• Pro tier's morning briefing hits at 7:15 AM PT. It respects WA quiet hours so you never get a 5 AM ping.
• Multi-SMS responses are split intelligently. Long reports like PREP and ANALYZE come in 2-3 messages so they're readable.

Frequently asked questions

Is the data real or AI-generated?

Property, assessor, hazard, permit, and market data are pulled from real public sources (King/Pierce/Snohomish County assessors, WA DNR, FEMA NFHL, Redfin). Coaching, talk tracks, and content generation use AI. All math (REET, commissions, net sheets, deadlines) is deterministic code - no AI guessing.

Do you have MLS access?

No. SENTINEL is built specifically to work without MLS access, using free public data sources. This keeps the price low and works regardless of your brokerage affiliation. The tradeoff: comps come from recorded sales (county records), not MLS listings.

What counties do you cover?

Deep coverage: King, Pierce, and Snohomish. We're hyper-focused on Western Washington. Other WA counties may return limited results.

Is my client data private?

Yes. Your SOI contacts, deal info, and conversation history are stored privately to your account. We never sell data or share it for marketing. See our privacy policy.

What if the data is wrong?

Text FEEDBACK with the address and what's off. We log it and investigate. County assessor data can lag real closings by 30-90 days, so new sales may not appear right away.

Can SENTINEL write a CMA for my client?

SENTINEL can generate the raw inputs for a CMA (comps, market stats, price range) but should never be handed to a client as a complete CMA. Always review, adjust for property-specific details, and append "verify with your broker."

What happens at 2 AM?

SENTINEL responds to agent-initiated queries 24/7. We only respect WA quiet hours (8 PM - 8 AM PT) for proactive messages (morning briefings, deadline alerts). You can always text us and get an answer.

How do I cancel?

Text STOP at any time to unsubscribe from SMS. Text BILLING to manage your subscription through Stripe. No hoops, no retention calls.
